Pre-construction individual Design & Planning



During this meeting either on your land or in our office, we will discuss the aspects of your land, your wish list of desired inclusions, the types of finishes externally and your budget. We like to get to know you, to understand your lifestyle and stage in life. We encourage you to bring your land details, any photos or finishes you like and a wish list of items for your new home.

Armed with this information, our design team will commence a concept plan of your new home, we will keep in mind all the things we have discussed, and will concentrate on achieving a home to suit your needs, along with any aspects or views of your land.  We will design your new concept plans within 7 to 14 days, we will keep you updated during the process and may from time to time request more information, as we work on your concept.


We will arrange our second meeting at a convenient time in our office, during this meeting we will discuss the concept, design aspects and finishes of the home, discussing any changes that you may require, you are welcome to take the concept home with you to discuss in your own time, there is no pressure from the team at Begbie Bentham Design & Build to make on the spot decisions.

Our design team will make changes as discussed in our presentation meeting, and then they will hand over to our Estimator, who will provide you with a concept estimate. The estimate is a very detailed multi page presentation, walking through your home room by room with photos of the products to be used where ever possible, this process will take 5 to 7 days to deliver.


During this meeting we will present the new concept drawings and detailed estimate, we are still able to make minor changes at this time to both plans and specifications. 


Upon approval of the drawings and estimate, we head towards the Queensland Master Builders Preliminary Agreement stage, for an agreed nominal fee, we send these plans off to our draftsman to provide full working drawings and send your plans out for Engineering and Soil Test, if applicable.

Once Begbie Bentham Design & Build, have these plans we can advise of our Guaranteed Fixed price for the construction of your home, the preliminary agreement fee is refunded to you at deposit stage of your home.

Once Begbie Bentham Design & Build have full working drawings, we will once again meet you or email these plans through for a once over, there is still the opportunity at this stage to make minor adjustments.


Begbie Bentham Design & Build, will have all contract paperwork ready for you within 3 to 5 days after being given the go-ahead to proceed, we will deliver the contract to your home to read at your leisure, we encourage you to make note of any queries you may have to discuss at contract signing. 


After you have taken as much time as you need to read through the contract we will arrange to either meet with you at your home or in our office to sign off, Begbie Bentham Design & Build, will provide you with all the paperwork required by your lending institute to approve finance.
